How the estimate is built
Each building type carries a base rate per square metre of gross floor area for four quality levels. The rate is split into ten ASAQS-style elements, from substructure to mechanical services. Every choice you make adjusts the elements it affects, not the whole rate, so a steep site changes the substructure and a curtain-wall façade changes the windows and doors.
Site-specific items (boundary walls, paving, pools, solar, boreholes, lifts, service connections) are measured separately in metres, square metres or numbers and priced from a rate library. The total then adds preliminaries and general, contingency, escalation to the construction midpoint, professional fees, statutory costs and VAT.
Why it stays current
Synergy's proprietary rate library is calibrated on completed Synergy projects and independent published data, and is updated as new final accounts close. The rates and calculations run on Synergy's secure server; only your results are shown.
Accuracy
This is a concept-stage indicative estimate, comparable to an ASAQS elemental estimate prepared before drawings. The range reflects the current scope and design assumptions. It is indicative; measured performance is reported for supported project categories where validation evidence is available. It is not a quotation. Ground conditions, zoning, municipal bulk services and the tender market can move the price, so appoint a quantity surveyor before committing funds.
Published data we compare against
Every estimate is checked against independent published figures so you can see where it sits: published South African building cost standards (2025/26), Stats SA's building statistics (P5041.1), Property Review's provincial averages and the tiers quoted by other South African estimator websites. Published rates are escalated to today's rate basis using the BER building cost forecast and put on the same basis as Synergy's figure before comparing.
